The brief was to create an independent self contained habitable unit within the extents of the existing standard garage in this linked detached 1980’s house situated in central London. Three options ranging from a ground floor with an extended rear footprint to a more spacious arrangement with a mezzanine above the ground floor were drafted. All three were found to be allowed under permitted development, however regulations dictated that it could not be an independent unit. The client then decided to proceed with the extended footprint on a single floor. The project is now complete. From the road the existing garage opening is simply infilled with timber cladding to blend into the pattern of link detached houses and garages along the street. The main space opens out into the rear garden with four large skylights which make the space seem bright even on a grey day.
